Ask how pricing is actually set

A flat nightly rate across the year leaves money on the table in February and empties your calendar in July. Ask whether rates move with season, day of week, length of stay, local events and how far out the booking is — and ask to see it working on a real calendar.

Ask who answers at 2am

Guest issues do not keep business hours, and a manager two valleys away cannot meet a locksmith. Ask where the team physically is, who is on call, and what the realistic response time is for a lockout, a heating failure or a noise complaint from a neighbour.

Ask what happens between guests

Turnover is where properties quietly degrade. Ask who inspects, what gets checked, how issues are documented and how you find out about them. Photos and a written record beat a reassurance.

Ask about compliance, specifically

Provincial registration, a District of Invermere business licence, possible Temporary Use Permits, strata rules and insurance all run on separate timelines. Ask who tracks the renewals and what happens if one lapses.

Ask what the fee actually includes

A percentage on its own tells you very little. Ask what sits inside it and what is billed on top — cleaning, linen, restocking, maintenance callouts, photography, listing setup. Then compare the whole cost, not the headline rate.

Ask about direct bookings

Every booking that comes through Airbnb or Vrbo carries commission. A manager who also drives direct bookings is protecting your margin, not just filling nights. Ask what proportion of their bookings come direct and how they get there.
