From legal compliance to revenue optimization to 24/7 guest service, Horizon Properties has you covered.
01Property Management
For owners who want a hands-off, professionally managed rental.
End-to-end short-term rental management for owners who want their property professionally operated without handling the daily workload. Horizon manages guest communication, bookings, turnovers, cleaner coordination, maintenance support, owner updates, and overall property performance.
Full-service management for short-term rental owners who want their property professionally operated without handling the day-to-day work.
We help improve how your property is presented, positioned, and priced across booking platforms.
A smooth guest experience starts with clear communication and thoughtful support.
We coordinate the operational details that keep your property clean, stocked, maintained, and guest-ready.
02Guest Experience Management
Better stays start with better guest systems.
Horizon Properties features a complete front-end hospitality system, covering everything guests see, receive, ask, experience, and review. Under Horizon’s management agreement, this includes handling guest communications, inquiries, bookings, complaints, reviews, check-in procedures, check-out procedures, guest misconduct response, and support coordination when issues arise.
We handle guest inquiries, booking-related questions, pre-arrival communication, in-stay messages, complaints, and review-related communication.
We manage the flow of arrival and departure so guests know where to go, how to access the property, what to expect, and what is required before leaving.
Guest reviews are a major driver of short-term rental performance.
Horizon takes reasonable steps when guest misconduct occurs, including issues such as noise complaints, unauthorized occupants, illegal activity, or refusal to vacate.
03Maintenance Coordination
Turnover scheduling, housekeeping coordination, laundry, linen preparation, towel resets, supply checks, and guest-ready standards.
After each stay, Horizon coordinates the cleaning and reset process so the property is prepared for the next guest. This includes housekeeping, laundry of linens and towels, basic amenity preparation, and making sure the home is clean, organized, and ready for arrival.
We help monitor the property before and after rentals through visual inspections and operational oversight.
When something needs attention, Horizon helps coordinate the response.
A successful rental needs more than cleaning alone.
When property issues are identified, Horizon helps document what happened, what action was taken, and what still needs to be addressed.
04Home Staging and Photography
Appearance is everything - take your home to the next level with Horizon Properties.
Turn your short term rental home into a top tier ranking vacation rental. We do photography, staging, interior design and more.
Visual direction that connects the property to the guest experience, whether it is a family lake weekend, ski getaway, golf trip, romantic retreat, or luxury mountain escape.
Presenting the home around the trips people actually take here — lake weekends, ski days, golf trips — so the listing reads as somewhere with a life in it rather than a set of empty rooms.
Ensuring each property feels aligned with Horizon’s polished, professional, and locally inspired hospitality brand while still preserving the character of the individual home.
We can help design your home into a beautifully designed masterpiece.
05STR Regulatory Compliance
Regulations and use permits change frequently - Horizon Properties helps ensure compliance and regulatory support.
Operating a short-term rental in Invermere requires owners to stay on top of local and provincial requirements. Horizon Properties helps owners understand, organize, and track the key compliance items needed to operate more confidently, including business licensing, provincial registration, temporary use permits, and insurance documentation.
Short-term rental operators in Invermere are required to apply for a District of Invermere business licence, which must be renewed annually.
Short-term rental operators are also required to obtain a BC provincial registration number, which must be renewed annually.
Airbnb’s AirCover does not replace proper short-term rental insurance.
Some Invermere properties may require a Temporary Use Permit depending on zoning, property type, or local requirements.
Getting started
What we actually handle
01
Licences, registration and permits
A District of Invermere business licence and a BC provincial registration number, both renewed annually — plus a Temporary Use Permit where zoning requires one, valid up to three years. We track every renewal date, and help identify insurance gaps, because AirCover is not short-term rental insurance.
02
Staged, photographed, listed
Furniture placement, lighting, clutter and linens sorted before the shoot, then listing copy, amenity positioning and photo structure across Airbnb, Vrbo and direct — with strata, condo board and building rules translated into guest-facing house rules.
03
Priced to the season
Dynamic pricing worked from seasonality, day of the week, length of stay and group size rather than a flat nightly rate — kept in sync across every channel and this direct site, where guests book without platform fees.
04
Run day to day
Timed smartlock codes, a custom guest handbook, fresh linens and towels before every arrival. Turnover, housekeeping and laundry are included in the management agreement, with 24/7 minor emergency repairs, documented inspections after each checkout, and review support.
