Welcome to HorizonProperties.ca (the “Website”), owned and operated by Horizon Properties (“we,” “us,” or “our”). These Terms of Service (“Terms”) govern your access to and use of our website, booking services, and any other interactions you have with Horizon Properties.

By using the Website, you agree to these Terms. If you do not agree, please do not use this site.

1. Eligibility

You must be at least 18 years of age and legally capable of entering into binding agreements to use this Website and complete a booking.

2. Scope of Services

Horizon Properties provides an online platform that allows users to browse, inquire about, and book short-term rental accommodations in British Columbia.

We coordinate:

  • Property listing and booking availability

  • Guest communications

  • Cleaning and turnover scheduling

  • Access instructions and stay logistics

Our role is limited to facilitating reservations and coordinating operational support between guests and property owners.


3. User Responsibilities

By using the Website, you agree to:

  • Provide accurate, complete, and current information when submitting booking inquiries or completing a reservation

  • Abide by all house rules and local laws during your stay

  • Not use the Website for any unlawful or unauthorized purpose

  • Refrain from duplicating, scraping, or exploiting the Website content or functionality

We reserve the right to deny access, cancel reservations, or remove users for violations of these Terms.


4. Booking Terms

When you book a property through HorizonProperties.ca:

  • You agree to all listed rates, applicable taxes, cleaning fees, and deposit terms

  • You authorize us or our third-party payment processor to charge your card in full

  • A booking is not confirmed until you receive an official confirmation email

  • Cancellation and refund policies are stated at checkout or in the confirmation

  • We reserve the right to cancel a booking due to property unavailability or regulatory non-compliance. In such cases, a full refund will be issued.


5. Our Role and Limitation

We coordinate bookings and guest services for all properties listed on the Website. While we work closely with property owners to ensure that each listing is accurate, clean, and safe, we do not:

  • Own or operate the properties

  • Assume legal responsibility for structural, zoning, or bylaw compliance

  • Horizon Properties does not act as a landlord, property manager, or real estate agent.


6. Third-Party Services

We rely on secure, reputable third-party vendors to process transactions and manage bookings (e.g., Lodgify, Stripe, Google). By using our Website, you also agree to the terms and privacy policies of those service providers.

We are not liable for issues, data loss, or errors that arise from third-party platform failures.


7. Privacy and Data Use

Your use of the Website is governed by our Privacy Policy, which outlines how we collect, store, and use your personal data.

We may be required to share certain booking and contact information with municipal or provincial authorities (e.g., the BC Short-Term Rental Registry) in accordance with applicable laws and regulations.


8. Platform Compliance

As required under British Columbia’s Short-Term Rental Accommodations Act, all listed properties must display valid STR Registry Numbers and comply with local licensing or zoning requirements. Listings found to be non-compliant may be removed without notice.

We may also be required to:

  • Remove listings missing registry numbers or local approvals

  • Submit booking data to regulatory authorities

  • Cancel reservations upon request by enforcement agencies


9. Limitation of Liability

While we take reasonable steps to ensure the safety, legality, and accuracy of all listed properties, Horizon Properties is not liable for:

  • Damage, injury, or loss sustained during your stay

  • Acts or omissions of property owners or third-party vendors

  • Booking disruptions caused by events beyond our control (e.g., force majeure, service outages)

Our total liability in any circumstance is limited to the amount paid for your booking.


10. Indemnification

You agree to indemnify and hold Horizon Properties and its affiliates harmless from any claims, damages, legal fees, or liabilities arising from:

  • Your stay at a listed property

  • Violations of these Terms

  • Infringement of applicable laws or third-party rights


11. Modifications to Terms

We reserve the right to update or revise these Terms at any time. The “Last Updated” date will reflect the most current version. Continued use of the Website constitutes your acceptance of the revised Terms.


12. Governing Law

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada. Any legal disputes will be subject to the exclusive jurisdiction of courts located in British Columbia.
