By accessing our website, submitting an inquiry, booking a stay, requesting property management services, or communicating with Horizon Properties, you agree to these Terms. If you do not agree with these Terms, please do not use our website or services.

1. About Horizon Properties

Horizon Properties provides short-term rental management, guest support, property care coordination, booking support, owner communication, operational oversight, and related property management services.

Horizon Properties may provide services to property owners, guests, vendors, and prospective clients. The exact scope of services depends on the applicable agreement, booking platform, property listing, owner contract, or written arrangement.

2. Website Use

You may use this website for lawful purposes only. You agree not to:

  • Misuse the website or interfere with its security, availability, or functionality.

  • Submit false, misleading, or incomplete information.

  • Attempt to access private systems, owner information, guest information, booking data, or internal tools without authorization.

  • Use the website to send spam, abusive messages, fraudulent inquiries, or unlawful content.

  • Copy, reproduce, scrape, or republish website content without written permission.

We may restrict or block access to the website if we believe these Terms have been violated.

3. Property Listings and Availability

Property information shown on our website or linked booking pages may include photos, descriptions, amenities, pricing, availability, location details, house rules, and booking conditions.

While we aim to keep information accurate and current, property details may change without notice. Photos, furnishings, amenities, décor, seasonal access, views, and local conditions may vary over time. Availability and pricing are subject to change until a booking is confirmed.

A booking is not guaranteed until it has been accepted and confirmed through the applicable booking channel, payment system, or direct booking process.

4. Bookings, Payments, and Guest Terms

Guest bookings may be completed through Horizon Properties directly or through third-party platforms such as Airbnb, Vrbo, Booking.com, Guesty-powered booking tools, or other travel platforms.

When you book through a third-party platform, that platform’s terms, cancellation policies, payment rules, service fees, refund procedures, and dispute process may also apply. Horizon Properties is not responsible for third-party platform errors, display issues, payment processing delays, guest account problems, or policy decisions made by those platforms.

Guests may be required to complete check-in forms, provide identification, acknowledge house rules, accept property-specific terms, or provide security deposit information where permitted by law and platform policy.

5. Cancellations, Refunds, and Changes

Cancellation and refund terms depend on the specific property, booking channel, rate type, platform policy, and written booking terms provided at the time of booking.

Unless otherwise stated in writing, Horizon Properties does not guarantee refunds for weather, road conditions, smoke, power outages, personal emergencies, travel delays, guest illness, local event changes, or circumstances outside our control.

Where a confirmed property becomes unavailable due to emergency maintenance, safety concerns, regulatory restrictions, owner issues, or circumstances beyond reasonable control, Horizon Properties may assist with relocation options, booking modifications, or cancellations where appropriate. Any refund or compensation will depend on the applicable booking agreement, platform policy, and legal requirements.

6. Guest Responsibilities

Guests are responsible for:

  • Reading the full listing, house rules, check-in instructions, and property-specific terms before arrival.

  • Providing accurate guest counts and contact information.

  • Respecting occupancy limits, quiet hours, parking rules, pet rules, smoking restrictions, hot tub rules, garbage procedures, and community bylaws.

  • Using the property, amenities, appliances, fireplaces, BBQs, hot tubs, decks, stairs, docks, and outdoor areas safely and responsibly.

  • Reporting issues promptly so Horizon Properties has a reasonable opportunity to respond.

  • Leaving the property in respectful condition.

  • Paying for damage, missing items, excessive cleaning, unauthorized pets, smoking violations, bylaw fines, chargebacks, or misuse of the property where permitted by law and booking platform rules.

Guests may be removed from a property without refund where serious violations occur, including unauthorized parties, excessive noise, threats, property damage, illegal activity, unsafe conduct, occupancy violations, or refusal to follow reasonable property rules.

7. Owner and Property Management Inquiries

Information on this website about property management services is provided for general informational and marketing purposes. It does not create a management agreement, agency relationship, partnership, employment relationship, fiduciary relationship, or guarantee of service.

Any property management relationship must be confirmed through a separate written agreement signed or accepted by the relevant parties.

Revenue estimates, occupancy projections, pricing examples, market commentary, or performance ranges provided by Horizon Properties are for informational purposes only. They are not financial, legal, tax, investment, mortgage, insurance, or real estate advice. Property owners should seek independent advice from qualified professionals before making investment, tax, financing, or legal decisions.

8. Regulatory Compliance

Short-term rental rules in British Columbia may include provincial registration, local business licensing, zoning rules, strata bylaws, temporary use permits, safety requirements, insurance requirements, and municipal operating conditions. The Province of British Columbia states that short-term rental hosts, platforms, and strata hotel platforms must register and pay annual registration fees, and that hosts must comply with applicable local bylaws and registration terms.

Horizon Properties may assist owners with operational guidance, documentation, reminders, and compliance support, but unless specifically agreed in writing, the property owner remains responsible for ensuring that their property is legally eligible and properly authorized for short-term rental use.

Horizon Properties does not guarantee approval of licences, permits, provincial registration, strata permission, insurance coverage, zoning compliance, or municipal authorization.

9. Third-Party Services

Our services may rely on third-party tools, platforms, vendors, payment processors, booking engines, smart locks, cleaning providers, maintenance providers, channel managers, guest communication systems, and analytics tools.

We are not responsible for outages, delays, data errors, pricing sync issues, calendar sync issues, payment failures, platform policy changes, or service interruptions caused by third parties.

Use of third-party services may also be subject to their own terms and privacy policies.

10. Property Access and Maintenance

For managed properties, Horizon Properties, authorized vendors, cleaners, maintenance personnel, inspectors, or owner-approved representatives may need to access a property for cleaning, repairs, inspections, guest support, emergency response, safety concerns, or operational needs.

For guest stays, non-emergency access will be handled with reasonable notice where practical. In emergencies, safety situations, active leaks, fire risks, security concerns, bylaw issues, or urgent maintenance situations, access may occur with limited or no advance notice where reasonably necessary.

11. Damage, Safety, and Risk

Guests use properties and amenities at their own reasonable risk. This includes, but is not limited to, hot tubs, fireplaces, BBQs, stairs, decks, docks, bunk beds, outdoor areas, driveways, winter conditions, lakes, pools, sporting equipment, and local recreational activities.

Guests are responsible for supervising children, pets, invitees, and any person they allow onto the property.

Horizon Properties is not responsible for injuries, losses, damage, accidents, delays, theft, weather events, wildlife encounters, utility interruptions, travel disruptions, or third-party conduct except where liability cannot legally be excluded.

Nothing in these Terms limits liability that cannot be limited under applicable law.

12. No Professional Advice

Content on this website may discuss property management, short-term rental operations, revenue potential, guest experience, compliance considerations, insurance gaps, and investment-related concepts.

This content is general information only. Horizon Properties does not provide legal, tax, accounting, insurance, mortgage, investment, securities, or real estate brokerage advice through this website.

13. Intellectual Property

Property photos, listing descriptions, guides, and marketing materials may not be reused by owners, competitors, vendors, guests, or third parties unless expressly authorized in writing.

14. User Submissions

If you submit an inquiry, form, review, message, testimonial, photo, document, or other content to Horizon Properties, you confirm that the information is accurate and that you have the right to share it.

You grant Horizon Properties permission to use submitted information as reasonably necessary to respond to inquiries, provide services, manage bookings, communicate with guests or owners, investigate issues, improve operations, and maintain records.

Testimonials, reviews, or feedback may be used for marketing only where permitted by law and applicable platform rules.

15. Privacy

Your use of our website and services may involve the collection of personal information, including names, contact information, booking information, identification details, payment-related information, guest messages, owner inquiries, and property details.

Our collection, use, and disclosure of personal information is governed by our Privacy Policy. If a Privacy Policy is not yet published, Horizon Properties should publish one separately before collecting personal information through the website.

16. Limitation of Liability

To the fullest extent permitted by law, Horizon Properties, its owners, employees, contractors, vendors, representatives, and affiliates are not liable for indirect, incidental, special, punitive, consequential, or economic damages, including lost profits, lost bookings, lost rental income, lost business opportunities, data loss, reputational harm, travel disruption, or emotional distress.

Where liability cannot be excluded, our liability will be limited to the amount paid directly to Horizon Properties for the specific service giving rise to the claim, unless a greater amount is required by law.

17. Indemnification

You agree to indemnify and hold harmless Horizon Properties, its owners, employees, contractors, representatives, vendors, and affiliates from claims, losses, damages, penalties, fines, costs, liabilities, and expenses arising from:

  • Your breach of these Terms.

  • Your misuse of the website or services.

  • Your violation of property rules, bylaws, laws, platform policies, or third-party rights.

  • Damage caused by you, your guests, invitees, pets, or representatives.

  • False, incomplete, or misleading information you provide.

  • Property owner non-compliance with licensing, zoning, strata, insurance, tax, or regulatory requirements.

18. Force Majeure

Horizon Properties is not responsible for delays, cancellations, service interruptions, or failure to perform caused by events outside reasonable control, including severe weather, wildfire, smoke, floods, road closures, power outages, labour disruptions, government orders, platform outages, internet failures, pandemics, emergency repairs, owner actions, utility interruptions, or acts of nature.

19. Changes to These Terms

We may update these Terms from time to time. The updated version will be posted on this website with a revised effective date.

Continued use of the website or services after changes are posted means you accept the updated Terms.

20. Governing Law

These Terms are governed by the laws of British Columbia and the applicable laws of Canada.

Any dispute relating to these Terms, the website, or Horizon Properties’ services will be handled in the courts or dispute resolution forums of British Columbia, unless another jurisdiction or process is required by law or by an applicable booking platform.
