Two seasons, not one

The Columbia Valley works twice a year. Summer runs on Lake Windermere, the beaches and eleven golf courses along the valley. Winter runs on Panorama Mountain Resort, twenty minutes up the road, and the Whiteway on the frozen lake.

That matters more than headline nightly rates. A property that books in both seasons has a fundamentally different annual return to one that only works in July and August.

Calgary is the market

Invermere is roughly three hours from Calgary, which makes it a weekend drive rather than a flight. That drives the booking pattern here: Friday-to-Sunday demand, long weekends that fill months out, and a real premium on homes that sleep a whole family or two couples.

The amenities that actually pay for themselves

In this valley a hot tub is close to table stakes — it lifts winter bookings more than any other single addition. After that, sleeping capacity, a proper kitchen, fast wifi and parking that fits more than one vehicle are what guests filter on.

Things that photograph well but rarely move the numbers: high-end finishes guests never notice, and amenities that duplicate what the building already provides.

What owners underestimate

Cleaning and turnover between every stay. Restocking consumables. Snow removal and lawn care. Annual licence and registration renewals. Insurance that covers short-term rental use rather than a standard homeowner policy. Platform commission if you rely on Airbnb and Vrbo rather than direct bookings.
